Market update:
As I have been predicting, the market has surged forward in the past six months.  Please make sure you are aware that our LA market is very different than the rest of the US and must be looked at in that way when reading Market statistics in the news.  There is very little inventory on the market and aggressive buyers who don’t want to miss out on these incredibly low interest rates.  Some are the lowest ever.  I thought, as many did, that we would have a surge from the foreclosed properties that have been threatening to flood the market.  None in sight.

Sunset Strip “Quick Sale” – Market Outlook – Mortgages – Team X Real Estate News Letter

What an incredible month it’s been.  Great weather, albeit a bit disconcerting because we are in… winter, great signs in the economy, and an incredibly active Real Estate market.
Normally the Real Estate market slows down over the winter, but it has actually picked up instead.  A great sign indicating we have turned a corner with this very difficult Real Estate market over the past few years.  We should see a stronger market through the rest of the year and gaining momentum.  With interest rates as low as they are, buyers are able to afford more of a home which is helping the market and making it a great time to sell for those seller’s who have been waiting for the right time.

Loans  
Extremely low mortgages have help buoy the market and a lot of homeowners have taken advantage of lowering their monthly payments as well as overall debt by enormous amounts.  If you are wondering if you can refinance, jump on it immediately.  Our sister company, Allstate Bancorp has been able to refinance many people I know who could not otherwise.  On top of it, the banks are covering the closing cost, so it’s virtually a free refinance, to lower your payments.  Incredible.  More information

Investment Properties
In the last News Letter I sent out, I included three incredible investment opportunities and within a week we had four offers on each one of them.  One was a great single family home in Weho, the other a lot in Weho, and the third was an eight unit income property across from the Grove.  That one was a pocket listing I had with an asking price of $1,490,000.  It is in escrow at $1,630,000.  These are clear indications that Real Estate is the place where everyone wants to put their money right now.  It’s not hard to understand why.  Prices are at incredible lows, and interest rates are at historic lows as well.  There is only up from here.

Hot Properties
I am unveiling another hot properties I mentioned in my last News Letter by the Sunset Strip.  This is by far the best deal in the area because it is a “Quick Sale.”  The seller wants to sell quickly which is why the price is so low, at $1,000,000.  I call it New England On The Sunset Strip.  A great property, in one of the best locations in LA.  Extremely versatile: it is a home with a “West Wing” for a great work environment; or it can also work very well as a very cool production space, which it has for Sargent House  a record label that has exploded in the past few years.  I’m having two open houses this weekend Saturday and Sunday, to accommodate the amount of activity I am getting on it.  Come by and say hello.


Pocket Listings, Low Rates, Market Update, Cultural Corner – Team X Real Estate News Letter

Hello everyone,
Let me begin by wishing you all a happy and prosperous new year, and what a game yesterday.  Go Giants!
Many have been asking why the delay in the News Letters.  The Holidays of course, but more importantly, it’s been extremely active in what is usually a quieter period which is a great sign of course.  We have also been dedicating this last period to expanding our marketing, which included revamping our website.
If you haven’t heard interest rates have fallen to ridiculous levels which has allowed us to refinanced dozens of clients, even those who thought it impossible or who have refinanced recently.  Our loan department has access to new loan programs for just about anyone, even those who have stated incomes, or who may have little or no equity in their homes.  If you or someone you know has any questions about this, call me as soon as possible: (323)559-9000.
These low rates make it one of the best times in history to buy as well.  For those in the market to buy we have some great properties including a few pocket listings that will be hitting on the market shortly.  Some of these include: West Hollywood near Laurel Canyon, 4 bedroom 3,000sft classic;  The up and coming very hip Atwater Village, completely redesigned and renovated beauty by the well known renovating group: DIGSLA, the last few properties we’ve sold for them have gone well above asking price on the first weekend; and another great property is an extremely high-end renovation in Beachwood Canyon, 4 bedrooms with staggering city views.
As for a great “live in” or investment, below is a unique opportunity near the “Spaulding Square” area of West Hollywood.  A beautiful house with a large lot in the low $600′s.  This is a foreclosure and will go very fast.

As for our marketing update, we have drastically increased out online presence with Zillow, Trulia, Realtor.com, and Yahoo.com.  This allows us to reach literally millions of people when listing properties.  Last year alone well over a million potential buyers viewed our listings which is why we were able to sell our properties quickly, and at the highest price possible.
We’ve also renovated out Website, making it look even better and more user-friendly.  Additionally, we purchased an incredible property search tool, which I have coined:
Magic Map.  This is truly the easiest and most convenient way to search properties, outside of having our team search for you.  If you prefer this search approach, let us know.

Market Update

As for the Real Estate market update:  We’ve seen prices go up and down over the past 12 to 18 months.  Central Los Angeles is a very particular market and will be affected differently than the rest of the country over all.  Even within areas of Los Angeles, we will see different trends.  From Los Feliz to the Hollywood Hills West and Beverly Hills, I feel we will be doing well this year and see stabilization, which we are already feeling from the surge in activity, especially in the $1m to $2m range.  Beverly Hills, for example, has seen the most cash purchases ever in the $3m plus range.  Part of the positive sign in higher end properties is due to the new loan programs in these prices.
There is still a lot of properties in the lower end that are dealing with the foreclosure issues, but that should be offset, if not partially, by buyers eager to take advantage of the low interest rates.  We could still see a small slide in this range.  This shouldn’t prevent buyers from buying because of the benefits of owning still outweigh any slide, especially because of the savings they are receiving from the low interest rates.  Most buyers are planning to keep their home long term which will offset any slide, as well as paying a mortgage that is less than what they would be in rent, and paying down their principle.  It’s the smart move and more and more people are taking advantage of this before the boat sets sail and they miss out again….

Incredible HiTech Map Search – The Mother Of All Maps – Magic Map Only On Team X Real Estate

You have not heard from me in a little while because we have been working on introducing the most incredible new technology for searching properties, and, just about everything you are looking for.  I am officially naming it, MAGIC MAP.

The most incredible new search map has just been launched and we are the first in Los Angeles to implement it on our site.  We just purchased the licensing and installed it on teamXrealestate.comThe difference is going from “dial up” to DSL, which is launching our site to the next generation of online search before anyone else is even aware of the technology.
This new technology combines all the great map search on the Web: Zillow, Google, Wikepedia, 411, Government searches, everything you could want into one simple point a click, in what I have coined, the Magic Map.  Just as easily you can save you searches, or save the map you are working with, create others, all with a simple click of a button.  It is literally that easy which is why I am so enthusiastic about it.  This is the same advancement as when Iphone first came out, changing phones forever.

Los Feliz Homes For Sale

In these maps you can search very specific areas, streets, Zip codes, even neighborhoods, then scroll or drag the map to your anywhere, zoom in or out, and all your searches pop up immediately.  This map has been designed, and is on our site, for the convenience of searching properties; but, you can add schools, for example, and when the school is selected, public or private, all of the school’s statistics pops up.  The same happens for neighborhoods, Zip codes, cities, etc.  One could include cafés (or just search Starbucks), markets, restaurants, sold properties, golf courses, just about anything your lifestyle is suited to.  This tab is actually called the “Lifestyle” tab on the map.  When searching properties, and the amount of bedrooms is chosen with a simple drag of a knob, for example, all the other properties evaporate just as quickly as the knob is dragged.  The searches are directly fed from the local professional MLS’s.  You will not find a more accurate and extremely convenient and easy search for properties anywhere, except, of course, if you ask me to search for you…  I assure you, there is no more efficient convenient way than if I search for you, internet or no internet…
This map is like playing a game, and addictive.  You will want to save to your favorites, and put it on your desktop.  You’ll want to go back to it to search just about anything you are looking for in LA.  No need to find the different websites for all your searches anymore.  It’s all in one place now.  This is just one more way we strive to make life a bit more luxurious for our clients and the community while keeping you on the cutting edge of technology and, “in the know.”  You’ll want to pass this on to your friends, and I would love to hear your feedback.  You will also notice our newly designed Team X website and property page, with incredible images.  We are still in renovations, and fine tuning proportions, framing, etc, and should be finished in the next few days.  Try it now: MAGIC MAP
